Property assessment for water, food, and land.

We walk your property, read the ground, and write up what it can do -- where the water goes, where a pond makes sense, where a greenhouse performs, and what to build first.

What you get

What it costs to skip this

A pond in the wrong spot doesn't fill. A greenhouse sited where the water wants to go floods in November. Swales above 15% slope fail. A dam wall built with sandy fill leaks from day one. The assessment costs a fraction of one mistake -- and the mistakes on rural properties tend to involve excavators, which means they're expensive to fix.

Who it's for

Rural acreage owners on Vancouver Island and the Gulf Islands, typically 1-20 acres. You've got land, you know it could do more, and you want a plan before you start digging. Maybe you want water security, a greenhouse, a food forest, or all three -- but you're not sure what goes where or what to build first. That's what this is for.

Common questions

How long does the assessment take?

The site visit takes 2-4 hours depending on property size and complexity. The written report follows within a week.

Do I need to be home?

It helps. You know where the wet spots are, where the well slows down, what you've tried before. But if you can't be there, we can work with a phone call and property access.

Can you assess ALR land?

Yes. Most water and food infrastructure qualifies as farm use on ALR land. The assessment flags anything that would need an ALR Commission filing.

What if I just want a pond?

That's fine. Most assessments start with one question like that. The value of the site visit is making sure the pond goes in the right spot -- the place where it fills reliably, drains safely, and serves the rest of the property.

Does the assessment include water licence advice?

Yes. The report identifies which parts of your project need licences, notifications, or approvals -- and which don't. We handle the applications if you decide to build.

How much does it cost?

Contact us for current pricing. The cost depends on property size, location, and complexity. It's a fraction of what a misplaced pond or greenhouse costs to redo.
